Why we do it this way

Opacity is how this market keeps owners from comparing. Rates get quoted in a meeting, vary by how well you negotiate, and are bundled with furnishing packages you're told you need. We'd rather lose the owners who can get a better deal elsewhere than win them on a number we won't put in writing.

No lock-in, either. If we don't earn more for you than you'd make on a long lease, give us thirty days' notice and take your keys back. That's the whole argument.

What we actually do

Licensing

We file for the Ministry of Tourism holiday-home licence in your unit's name and keep it renewed. From July 2027 it stops being optional.

Pricing

Rates move daily against real demand, not a fixed number set once in January.

Guests

Screening, ID registration with the Tourism Police, check-in, and the phone call at midnight when it comes.

Housekeeping & maintenance

Our own team on salary, not a contractor per job. Photographed after every turnover.

Distribution

Listed here and on every major platform, under one building-level listing so the reviews compound.

Reporting

A monthly statement showing every booking, every cost, and the occupancy you actually got.

And what we don't

We don't sell you furniture

Some operators make more on the fit-out than the management. We'll tell you what the flat needs and you can buy it wherever you like.

We don't guarantee rent

A guaranteed figure is just a discount you've agreed to in advance. You keep the upside and carry the quiet months.

We don't take every flat

We cluster in buildings we already work in. If yours is on its own across town, we'll say so rather than take it and neglect it.

Send us the unit

Tell us where it is and what state it's in. We'll come back with what we think it earns a month, what it needs first, and whether it's licensable where it stands — that last one decides everything and most owners don't know the answer.

Before you commit to anyone

Ask them three things: what is your commission, what is the notice period, and is my building licensable. An operator who won't answer those in writing is telling you something.

Usually back to you within two working days.
